Privacy Policy
Real Value Land LLC ("Real Value Land," "we," "us") respects your privacy. This notice explains what personal data we collect through this website and our direct-mail response channels, why we collect it, how long we keep it, who we share it with, and the rights you have over it. It is written to meet the transparency requirements of the EU and UK General Data Protection Regulation (GDPR), the California Consumer Privacy Act (CCPA/CPRA), and Texas consumer-protection law.
1. Who Is Responsible for Your Data
The data controller is Real Value Land LLC, P.O. Box 1128, Kerrville, TX 78029, United States. You can reach us about anything in this notice by emailing [email protected], by calling (830) 555-0142, or by post at the address above. We have not appointed a Data Protection Officer because the scale and nature of our processing do not require one; privacy requests are handled directly by the company's management.
2. What We Collect and Why
We collect personal data only when you choose to give it to us. We do not buy website visitor data, and we do not track you across other sites.
- Seller inquiry form. Owner name, phone number, email address, county, state, and (optionally) a parcel ID / APN.
Purpose: to evaluate your property, prepare a cash offer, and follow up with you about it.
Legal basis: your consent (GDPR Art. 6(1)(a)), given via the checkbox on the form, and the steps needed before entering a contract at your request (Art. 6(1)(b)). You can withdraw consent at any time; withdrawal does not affect processing that already took place. - Direct-mail replies, calls, and emails. Whatever you include in your reply, plus the unique response code printed on our letter, which we use only to match your reply to the correct file.
Purpose: to respond to you and manage the correspondence.
Legal basis: pre-contractual steps at your request (Art. 6(1)(b)) and our legitimate interest in answering people who contact us (Art. 6(1)(f)). - Do-not-contact and privacy-rights requests. The contact details needed to identify you and action the request.
Purpose: to honor your request and keep a suppression record so we do not contact you again.
Legal basis: our legal obligations (Art. 6(1)(c)) and legitimate interest in respecting opt-outs (Art. 6(1)(f)). - Server logs. Our hosting provider records the IP address, requested URL, timestamp, and browser type of each request for security and to keep the site running. These logs are retained by the host for a short, rolling period and are not used to profile visitors.
Legal basis: legitimate interest in the security and availability of the site (Art. 6(1)(f)).
Property records we consult (ownership, parcel, and tax data) come from public county appraisal-district and deed records. When we write to a landowner, that is the source of the mailing address on the letter.
3. Cookies, Analytics, and Tracking
This website does not set cookies and does not use analytics, advertising, or social-media tracking scripts. No consent banner is shown because there is nothing to consent to: the site loads only from our own domain, fonts are served from our own servers rather than from Google, and no third-party scripts run in your browser. Our Content-Security-Policy header enforces this technically. If we ever introduce analytics or other non-essential technologies, we will update this notice and ask for your consent first, in line with the ePrivacy Directive and GDPR.
We honor the Global Privacy Control signal in the sense that there is no sale or sharing of personal data to opt out of.
4. Who We Share Data With
We do not sell, rent, or trade your personal data, and we have not done so in the preceding 12 months. We share it only with:
- Service providers (processors) who act on our instructions under a written data-processing agreement: our website host (Vercel Inc., United States), email and telephony providers, and any customer-relationship system we use to manage inquiries. They may only use your data to provide their service to us.
- Transaction parties when you proceed with a sale: title companies, surveyors, attorneys, and county recording offices, to the extent required to close.
- Authorities where the law requires it or to establish, exercise, or defend legal claims.
5. International Transfers
We are located in the United States, and our servers and service providers are in the United States. If you contact us from the European Economic Area, the United Kingdom, or Switzerland, your data will be transferred to and stored in the United States. Where required, we rely on providers certified under the EU-U.S. Data Privacy Framework or on the European Commission's Standard Contractual Clauses (and the UK Addendum) as the safeguard for the transfer. You can request a copy of the relevant safeguard using the contact details above.
6. How Long We Keep Data
- Seller inquiries that do not lead to a transaction: deleted no later than 24 months after our last contact with you, or sooner if you ask.
- Completed transactions: kept for as long as Texas real-property, tax, and accounting law requires, typically seven years after closing.
- Do-not-contact records: kept indefinitely in a minimal suppression list so that we do not contact you again.
- Server logs: retained by our host on a short rolling basis, then automatically purged.
7. Your Rights
Wherever you live, you can ask us to stop contacting you. If you are in the EEA, the UK, or Switzerland, the GDPR additionally gives you the right to:
- Access the personal data we hold about you and receive a copy (Art. 15).
- Rectify data that is inaccurate or incomplete (Art. 16).
- Erase your data ("right to be forgotten") where we no longer need it or you withdraw consent (Art. 17).
- Restrict how we use your data while a dispute is resolved (Art. 18).
- Port the data you gave us to another provider in a machine-readable format (Art. 20).
- Object to processing based on legitimate interest, and to any direct marketing at any time (Art. 21).
- Withdraw consent at any time where consent is our legal basis (Art. 7(3)).
- Not be subject to a decision based solely on automated processing. We do not make automated decisions about you, and we do not profile you.
California residents have equivalent rights under the CCPA/CPRA to know, delete, correct, and opt out, and the right not to be discriminated against for exercising them. Residents of Texas and other U.S. states with comprehensive privacy laws may have similar rights.
To exercise any right, use our Privacy & Do-Not-Contact Requests page, email [email protected], call (830) 555-0142, or write to us at the address above. Requests are free of charge. We will respond within 30 days (one month under the GDPR) and will tell you if we need longer for a complex request. We may ask you to confirm your identity before releasing or deleting data so that we do not act on someone else's request about you. You may use an authorized agent; we will ask for proof of authorization.
If you are unhappy with how we handle your request, you have the right to lodge a complaint with a supervisory authority, in particular in the EU or UK member state where you live or work. A list of EU authorities is published by the European Data Protection Board; in the UK, the authority is the Information Commissioner's Office (ICO). We would appreciate the chance to address your concern first.
8. Security
All traffic to this site is encrypted with HTTPS, and we enforce HTTP Strict Transport Security, a restrictive Content-Security-Policy, and other browser security headers. Submissions are checked server-side, and access to inquiry data is limited to the people who need it to respond to you. No transmission over the internet is completely secure, so we cannot guarantee absolute security, but we will notify you and the relevant authority of any breach where the law requires it.
9. Children
This site and our services are intended for adults who own or wish to buy real property. We do not knowingly collect personal data from anyone under 16. If you believe a child has provided us with data, contact us and we will delete it.
10. Changes to This Notice
We may update this notice as our practices or the law change. The "Last Updated" date at the top tells you when it was last revised, and material changes will be highlighted on this page. The version of this notice in force when you submit a form is recorded with your submission.
